That the Cabinet Member for Finance and the Cabinet
Member for Property Highways and Transport:
1) Approved the award of contract for the replacement
of communal boilers and associated works at
Michael Shersby House, Hillingdon, UB8 3JW to
Village Heating Ltd at a cost of £149,713.20; and
2) Agreed to the capital release requests of £172 k
from the Communal Heating work-stream within the
Housing Revenue Accounts Works to Stock
Programme 202 2/23 capital budget for the
replacement of communal boilers at Michael
Shersby House, Hillingdon, UB8 3JW.
Reason for decision The existing heating and hot water system at Michael Shersby
House, Hillingdon, which is a sheltered housing scheme, uses
appliances that are of significant age and are therefore less
energy efficient and parts are no longer available in the event of
a breakdown. Therefore, they are becoming increasingly more
difficult to maintain and rep air. The heating and hot water plant

now requires replacement to ensure system reliability and to
ensure services are maintained to this block and our residents.

The system design does not allow the use of Air Source Heat
Pumps due to the low temperature produced that are required
for internal Heat Inface units, which requires temperature of
75°C as a minimum.
