Decision Approved
That the Leader & Cabinet Members:
1. Approved the purchase of 4 flats at 20A High Street,
Uxbridge UB8 1JN on a shared freehold basis for
HRA affordable rented homes to be let at London
Affordable Rent levels;
2. Approved Capital Release of £1,515,000 (purchase
price £1,500,000 plus £10,000 legal fees, £5,000
works); and
3. Delegated authority to the Corporate Director of
Place, in consultation with the Cabinet Member for
Corporate Services & Property, any further decisions
on this purchase
Reason for decision The acquisition of this development will provide 4 high quality
new build homes for rent that will complete this financial year.
Alternative options
considered and
rejected
1) The option of not purchasing the property was considered
but rejected as the scheme pays back within the council’s
standard pay back parameters.
2) The key risks associated with any property acquisition are
the standard of the property and programme slippage.
The properties are complete so there is no risk of
slippage. The quality risks have been mitigated by

inspection of the property by the Compliance Team, who
were impressed with the standard.

The report relating to this decision was declared as exempt from
publication as it involved the disclosure of information in
accordance with Section 100(A) and paragraph 3 of Part 1 of
Schedule 12 (A) to the Local Government Act 1972 (as
amended), in that the report contained information relating to the
financial or business affairs of any particular person (including
the authority holding that information) and that the public interest
in withholding the information outweighed the public interest in
disclosing it.
