That the Cabinet Member for Corporate Services &
Property agreed to a lease to Good Apples Ltd for the
Café at Cranford Park, London, TW5 9RZ, at the value
and length as set out in the report.
Reason for decision Cranford Park offers a significant opportunity to enhance
Hillingdon’s profile by providing residents with access to
more than 144 acres of attractive country parkland. To help
realise the park’s full potential, a new 1,690 sq. ft café (with
a lease area of 1,339 sq. ft), including external seating, has
been constructed with funding from the National Lottery.
It is essential that a café is leased to an experienced
operator such as Good Apples Ltd who is capable of
establishing a high-quality destination café - one that visitors
will actively choose to travel to - while also having the
capacity to grow the business from the ground up, given the
park’s current low footfall.
Alternative options
considered and rejected An alternative option would have been to appoint a
specialist café agent and go back to market, but this would
have incurred substantial fees and cause d significant
delays.
